
SEAN PINCUS

Sean is the President of GRIT Coastal. He serves as the manager of all construction activities and daily operations. Sean is GRIT’s liaison with banking institutions, private equity partners, and clients.
Sean has excelled in all aspects of real estate development throughout his career working as a financial analyst, real estate salesperson, property manager, construction superintendent, and project manager. After his graduation from Penn State University, Sean began his career at Vanguard where he served as a financial advisor to the company’s ultra high net worth clients.
The financial expertise which Sean developed at Vanguard allowed him to excel immediately in the real estate business as a Commercial Real Estate Financial Analyst at O’Neill Properties Group. He quickly became the lead transaction manager for the acquisition, development, and disposition of real estate assets. Sean was responsible for analyzing project financial feasibility and evaluating ongoing project performance. Sean developed and maintained complex multi-phase proformas, cash flows, and budgets for all of O’Neill Properties projects. He worked on all facets of the real estate business including offices, retail town centers, multifamily residential apartments and even luxury residential housing on the Main Line.
After leaving O’Neill, Sean joined Ryan Homes (NVR Inc.) as a Project Manager in the Philadelphia West Division. Sean managed all construction and planning aspects of residential and commercial developments in the Philadelphia region. This included some of the largest residential projects in the area such as Springfield Manor, Legacy Farms at Stony Creek, Hanover Woods, and Montgomery View.
